Highly Rated School Districts More Seasonal Real Estate Markets
Communities with school districts rated 8 out of 10 (or higher) on GreatSchools.com, housing markets that are more seasonal than communities with lower-rated schools.
This is a common occurrence in DFW. More than nine communities including Coppell, Allen, Plano, and Southlake, have a school rating of 8 or higher, making them appealing to young families and an important factor when you are thinking about buying or selling a home in one of these areas.
So what does this mean for sellers in top school districts? Here's what you need to know -->
- Peak selling time is this six-month period from February to August.
From September through January, there is less supply and less demand. If there are multiple choices on the market and you’re in the slower season, then the price is your tool to keep you moving. We can help you determine your competitive price.
Selling in peak season gives you a 2-3% bump in the overall sales price. For example, a home that would sell for $310,000 in the summer months would probably only sell for $300,000 in winter.
- November to December is a great time to buy but not to sell. Buyers tend to take these months off from buying in top-rated school districts.

If you’re rated 8/10 or higher on GreatSchools.com, you’re likely going to be in that area where school district drives your sales. In those cases, people typically wait until the summertime before pulling their kids out of school to buy a house.
If you are not in a school-centered area, seasonality is significantly less, with exception of November to December.
