When we met Bill and Kristina, they knew they needed to move from Seattle to Dallas under a pretty serious a time crunch: Bill had accepted a job offer in Dallas, and the clock was ticking for them to find the right home, to sell their existing one, and to move their whole family. He traveled to Dallas to begin work and start the home search; meanwhile, Kristina stayed in Seattle with their 4-year old twins to prepare for the move (...while simultaneously interviewing for her own job opportunities in Dallas!). 😮💨
After a few weeks of looking together and a good many FaceTime calls📱, we finally found “The One”, a house that checked all of their boxes… but there was a catch: An undisclosed previous slab leak was discovered after a few questionable signs in the general inspection, prompting us to dig deeper into its history.
We adjusted our strategy to include an additional, rigorous inspection that went above and beyond the standard high-level inspection, as well as a special test to determine the status of that previous leak. We knew that we all wanted to make sure that there were no more *surprises* with the home.
Cue the second curveball: The seller was a tough negotiator, and there was some dissent about who would assume responsibility, should this specific test create any additional damage within the plumbing. Bill and Kristina reluctantly admitted that they would rather shoulder the risk than miss out on the house, but unsurprisingly felt boxed into a corner and weren’t thrilled with their options.
So we rolled up our sleeves & held our ground in negotiations to turn the tide in their favor. The seller finally agreed to assume responsibility, so that if things were worse than previously disclosed, Bill and Kristina still had the freedom to walk away.
Thankfully, nothing serious was discovered, and everyone got the favorable outcome that they’d been hoping for. For Bill and Kristina, this meant that they were able to make a smooth move into a home they really love, with peace of mind and no regretful consequences to deal with. What a win! 🏆
