Sometimes major life changes start in the most unexpected places. For Rebecca and Alex, it started at a church trunk-or-treat last fall. During a quick catch-up, they shared that Alex had been approached by American Airlines about a transfer to Phoenix. Exciting? Yes. But it also meant they needed to sell their Irving home... and quickly.
A few days later, we sat down together to talk through what selling would look like. Their home, built in 2019, was modern, well maintained, and still felt almost new. The challenge wasn’t the house; it was the timing. We were heading into November, typically one of the slowest times of year for real estate, and the market overall had cooled. Rebecca and Alex wanted to sell as soon as possible and for a solid price, which meant we needed a clear plan from day one.
That’s where clarity matters most. Instead of guessing or rushing to list, we focused on understanding their goals, the current market, and how to position the home so the right buyer would immediately recognize its value.
Strategy First: Positioning with Purpose
One of the first steps in actively selling a home is pricing it correctly—and that’s about more than just picking a number. We evaluated the market, reviewed comparable sales, and identified a price range that made sense for both Rebecca and Alex’s goals and the true value of the home. They wanted to stay in the ideal market value range, and we agreed that proper positioning would be key.
Next, we looked closely at what made the home stand out.
In this case, we had a unique advantage: there was no other competition in the area for a newer construction home like theirs. No similar homes on the market. That’s a powerful selling point—so we put it front and center. We highlighted the fact that the home hadn’t been heavily lived in, that many components were still under warranty, and that everything was in excellent condition.
This wasn’t about hoping buyers would notice those details on their own. It was about clearly communicating why this home was a rare opportunity in Irving (and making sure buyers understood that from the very first impression).
Active Selling Creates Results
Rebecca and Alex’s home was on the market for just 18 days before going under contract (well below the area’s average days on market); and it sold for only a few thousand under list price.
So how did it happen so fast in a slow market?
Because we don’t sell passively.
At Nail & Key, we actively sell your home. That means reaching out to interested parties, gathering feedback, following up after showings, and making sure buyers fully understand what makes a home special. It means identifying who the home is truly a great fit for, and helping buyers envision themselves living there.
Interestingly, this home had very few showings. We know that it only takes one showing to find the right fit; but it also takes a strong agent who can clearly convey value and communicate consistently. In today’s market, it’s easy for buyers to walk away in search of “something better” simply because no one followed up or helped them see the full picture. Lack of clarity often leads to missed opportunities on both sides of the transaction.
That’s what we focus on—serving sellers by selling actively, and serving buyers by ensuring they don’t pass on a great home due to uncertainty or lack of information.
That's how Rebecca & Alex's home sale moved quickly, closed smoothly, and they were able to head to Phoenix just in time for a warmer winter. ☀️
