Bite-Sized Market Updates: February

What This Month’s Numbers Mean for DFW Buyers & Sellers

The latest Dallas–Fort Worth real estate market data points to a market that continues to normalize after several years of extreme competition. According to Orchard’s Dallas–Fort Worth Market Report, the median home sale price currently sits around $384,000, remaining relatively flat year over year. While prices aren’t falling dramatically, they’re no longer climbing at the rapid pace we saw during the pandemic boom.

One of the most noticeable shifts is in sales activity and inventory. Orchard reports that homes sold are down significantly compared to last year, while active listings are up. At the same time, median days on market have increased, and months of supply has climbed close to ten months—a major change from the ultra-tight conditions of recent years. Together, these indicators suggest a market that’s giving buyers more breathing room and sellers more competition.

For buyers, this is welcome news. With more homes available and less urgency to compete against dozens of offers, buyers are regaining negotiating power. Orchard’s data shows that homes are selling closer to list price, and price reductions are becoming more common. This local trend mirrors national observations reported by MarketWatch, which notes that buyers are increasingly able to negotiate pricing and terms—something that was nearly impossible just a couple of years ago.

For sellers, today’s market demands a more thoughtful approach. Elevated inventory means buyers have choices, and overpriced homes are sitting longer or requiring reductions. A recent DFW-focused analysis from BlueFuse Realtyhighlights a growing number of listings undergoing price cuts as sellers adjust to new conditions. However, well-priced homes that are properly prepared and marketed are still selling—just without the frenzy.

Overall, the Dallas–Fort Worth market is in a transition phase. Whether buying or selling, success now depends less on speed and more on strategy, realistic expectations, and strong local guidance.
