It's a common misconception among buyers that you have to be out at showings to figure out what you want. So before touring a single home, we encouraged Stephanie and Austin to spend time exploring areas first.
Finding the Right Area, Then the Right Home
That exploration took three to four months, and along the way, Stephanie and Austin's sense of where they wanted to live actually changed. The neighborhood they thought they wanted at the start wasn't the one they ended up choosing. That kind of shift is exactly why area-first matters. Once they landed on where they wanted to be, everything moved fast: they found their dream home within their very first round of showings.
Timing It Around a Growing Family
While all of this was happening, Stephanie and Austin were also managing something bigger: a baby due in November, and finances that were about to get tighter with maternity leave. We spent a lot of time on the phone walking through the lending side of things together, comparing quotes from different lenders to make sure they were set up on solid footing before making any big moves.
Their biggest pain point wasn't the house itself. It was the timing. They didn't want to be stuck paying a mortgage and rent at the same time, but they also needed enough runway after closing to set up a nursery and get settled before the baby arrived. That meant coordinating the closing date carefully, with zero overlap between their old lease and their new home, while still leaving room to breathe before their family grew.
Patience, Then Momentum
Looking back, the six months Stephanie and Austin expected to spend searching turned into roughly three, once they knew where they wanted to be and had their finances in order. That's often how it goes. Once the groundwork is set, the right home can show up faster than you'd expect, sometimes in the very first round of showings.
It wasn't always the answer our clients wanted to hear in the moment, especially when they were eager to get moving. But slowing down at the right point is often what makes speeding up possible later, and getting the timing right meant Stephanie and Austin could move into their new home, nursery ready, well before their baby's due date.
